See the risks in a Ghana property deal before you commit.

Yield is rarely what stops a Ghana property deal. Tenure, title, financing costs and whether the promised road gets built do. Anansi puts the law, census and inflation data, Bank of Ghana rates and the national press into one cited answer, so the deal-breakers surface before you commit.

Question

What can a foreign-owned company hold when it buys land for a housing scheme near Accra?

Freehold
None
for non-citizens
Longest lease
50 yrs
at any one time
Foreign equity
>40%
= non-citizen

A leasehold, not a freehold. The Constitution bars freehold interests for non-citizens and limits their leases to 50 years at any one time 1. The Land Act, 2020 carries the same limit and treats a company as a non-citizen where non-citizens hold more than 40% of its shares 2, so a locally registered SPV does not escape it.

Demand is the other half of the case. Census 2021 gives household counts, household size and the share of households renting for each district around the site 3, and commercial banks' average lending rate shows what local buyers and developers pay to borrow 4.

The questions

What real-estate teams ask us.

Drawn from the questions real-estate investors and developers ask when they look at Ghana. The hardest ones need judgement across law, macro and local evidence, not a single fact.

Land and law

  • Can a foreign-owned company hold freehold land in Ghana, and how long can it lease?
  • What does the Land Act, 2020 require when land is acquired from a stool, skin or family?
  • How much rent can a landlord demand in advance under the Rent Act?
  • What does the Real Estate Agency Act, 2020 require of agents and developers?

Demand and affordability

  • Ghana has a housing deficit of more than a million units. Why does that alone not prove a 500-unit scheme will sell?
  • Which districts around Accra have the highest share of households renting?
  • How do population, jobs and poverty compare across the districts around a site?
  • How have average bank lending rates moved since the Bank of Ghana began cutting?

Macro and returns

  • A project shows a 25% IRR in cedis but 12% in dollars. Is it attractive to a foreign investor?
  • Which economic indicators should a property investor monitor every month?
  • How has housing and utilities inflation moved across Ghana's 16 regions?

Corridors and catalysts

  • What has actually happened on the road projects a scheme depends on, against what was announced?
  • Has this area or developer appeared in reported land disputes, demolitions or encroachments?
  • What did the 2026 Budget commit to housing, roads and urban infrastructure?

Where Anansi fits

The context your property data leaves out.

Listing portals and market reports tell you what is on offer and at what asking price. They do not tell you what the law allows, what the macro implies, or what has been reported about a place.

  • Complements market reports

Keep your property data provider for prices and supply. Anansi adds the law, the demand data, the rates and the reporting around them.

  • Judgement, not just facts

A housing deficit is not effective demand, an asking price is not a sale, and a cedi return is not a dollar return. Answers draw those distinctions and show the evidence for each side.

  • Current law, cited

Answers quote the statute text Anansi holds, including the Land Act, 2020. Where a statute has since been replaced, as the GIPC Act and the old Environmental Protection Agency Act have been, the answer flags it and names the replacement.
